Land Located From Bridgeport, Nebraska: 11 miles south and west on Hwy. 88 to CR 85, then 3 miles south and 1/2 mile west to the northeast corner. From Redington, Nebraska, go 3 miles south on CR 81 to CR 76, then 1 mile East to the northwest corner.
This Land has been in the Jessen Family for many years and has been primarily in the Conservation Reserve Program. The land was seeded to grasses according to the guidelines set out by the Natural Resources Conservation Service for many years and has also been in the Conservation Reserve Program for many years. The land lays very well and would be a candidate for dryland farming or grazing. There is a domestic well for livestock that would be available to water Livestock 1/2mile south of the road on the east side. The survey indicates that this well is situated within the property lines. This is a solar well. The equipment is owned by a prior tenant and would be for sale to the Buyer. There are solar panels, a pump, and an 11 ft tank. The electric fence may also be for sale. The prior tenant is asking $7,500.00 for this equipment. It may also be an advantage that this land is in the “Elk Zone” as determined by the Nebraska Game & Parks!
The farm is currently in a Grasslands CRP with a contract until 9-30-2039. Contract #11507 is for 229.40 acres at $12.35 per acre. Annual CRP Income is $2,833.00. The Buyer must assume and comply with the existing CRP Contract. There have been 2 payments made at $12.35/acre under the current contract. Should the Buyer want to remove the current contract to farm the land, there would not be a significant amount to repay the FSA for the contract; it will be at the Buyer’s sole expense.
