This land has been enrolled in the Conservation Reserve Program (CRP) for many years and is well established in native grass cover. The tract may provide opportunities for managed grazing or haying, when approved by the Farm Service Agency. The property is completely fenced with four- and five-wire barbed-wire fencing along the perimeter, though some sections may require routine maintenance due to tumbleweed buildup. Electrical service runs adjacent to and through the property. Scattered evergreen trees along the west and north boundaries add shelter and character to the land. The property will be sold by legal description, subject to existing fence lines or field boundaries. There is an old water well near the southern end of the property that has not been used for many years (condition unknown).
