Land Location: From the East edge of Broadwater, NE, go 2.75 mi. north on oil CR 125 (stay right at fork), then continue east and north on Rd 129 for approximately 4 miles to Rd. 94, then go 2 miles east to Rd 133, and 1 mile north to the southeast corner. 

This land has been in the Boman family for generations! A good combination farm with non-irrigated land, which was formerly CRP and native hard grass. The farmland has been hayed in the past years. There are 178.3 acres of retired CRP and 149.5 acres of pasture land. There is no stock well. There is a dedicated road on the south and west side. Buyers should note that there is a “Hunting License Agreement” on this property with a Family member for his natural life. This does not mean the Landowner cannot hunt.

Possession: The Buyer will be offered an “Early Occupancy Agreement” with the Deposit if the Buyer would want to graze the property this year or prepare the farmland.

FSA Info: The Grass is currently in the grassland CRP at $12.00 per acre. This contract pays $1,793.00 annually until 2037.  The farmland is currently pending approval for CRP contract, so the Buyer could assume the contract bid price at $35/acre (providing that the Contract is approved prior to Closing), or the Buyer may wait a year to see if the bid price improves.  The Annual CRP Income from the farmland is estimated to be $6,230.00 with the pending contract. The Buyer must assume all responsibility associated with the current CRP Contract if chosen.

Minerals: The Sellers are reserving None of the Minerals owned.
