Tract One currently has 2 windmills. The soils are mostly Valentine fine sandy loam rolling and hilly with a range Production rating of 1,968 lbs/acre/yr. Grasses may include Little Bluestem, Sand Bluestem, Switchgrass & Sand Lovegrass. This Tract will need to be fenced between the boundary of retained land for approximately 8 tenths of a mile on the North section line of Section 32-27-45. This ranch is enrolled in the Grassland Conservation Reserve Program (CRP) from 10/01/2021 to 09/30/2036! The annual per acre payment is $14.25 per acre. Buyer will receive the payment from October 1, 2022 (usually paid in October). Buyer must comply with CRP guidelines. The Farm Service Agency will determine the exact CRP acreage upon re-constituting the Ranch.
