Located: 6 Miles Southeast of Angora, Nebraska. From Highway 385 at Angora take Road 118 3 Miles East to Road 101 and 2 miles South to Road 114 then 2 miles East to Northwest Corner of Property.



This is a great opportunity for a diversified agricultural operation! This is a good center pivot irrigated farm capable of raising all crops associated with the area along with the additional Hard Grass Pasture! The Farm has been well cared for and is in a good state of production. The North Half Pivot is a 1990 Valley 8 Tower Pivot with Lindsay Control Panel. The South Full Pivot is a 2007 Zimmatic 7 Tower Pivot with Vision Panel and Lindsay Field Net Control. There are 2 irrigation wells on the property that are tied together to supply water to either pivot that currently have no pumping restrictions in this area! Pumping cost over the last 3 years has averaged $83.40 per acre on 193 acres irrigated. With good water management the Farm will raise a good crop. The pasture mainly consists of hard grass with a newer solar well for stock water in the center of the pasture, and one old stock well near an old building site to the North that was working until the windmill fell over. Tenant Information: Dryland farm ground (69 acres) is currently seeded to Wheat on a 1/3 & 2/3 crop share with Rod Terrell. The Buyer will assume the Landlord’s 1/3 share of the 2025 crop.

Soils: The Soils under the Farmland are 41.5% Keith loam, 0 – 1% & 1-3% slope, irrigated class 1 & 2.  And 50.1% Jayem fine sandy loam.

Well Information: There are two irrigation wells and 1 stock well currently in use and 1 older stock well. The North well is drilled to 305’, pump is set at 205’, test pumped at 400gpm. The South well (in between pivots) is drilled to 310’, pump set at 280’, rated at 400 gpm. This well also has an open discharge for filling a water tank or cattle water. The pasture is watered with one solar well located near the middle of the pasture with a newer solar powered submersible pump.

Possession: The Buyer will have possession on Closing subject only to the Tenant’s Rights on the non-irrigated land.

Minerals: The Sellers are reserving No Minerals.
